Transit Oriented Development

Picture a neighbourhood deliberately designed so that homes, offices, and shops all sit within a short walk of a metro station, rather than being spread across a city in a way that assumes everyone owns and uses a private car. Transit Oriented Development is exactly that kind of deliberate, transit centred urban planning.

TOD concentrates higher density housing and commercial development around public transit stations, aiming to reduce a city's dependence on private vehicles by making walking to a metro, bus rapid transit or suburban rail station a realistic option for daily commuting. Beyond the environmental and congestion benefits, TOD also has a direct financial logic, since higher density development around a station generates more ridership, which in turn makes the transit system itself more commercially viable and less dependent on government subsidy.

Several Indian cities building new metro lines have begun explicitly incorporating TOD principles into station area planning, recognising that a metro line surrounded by low density, car dependent development captures only a fraction of the ridership and commercial value a well planned, walkable station precinct could generate.
